Five months into the year and after the rousing start, we’ve evened up with last year.

However:  less inventory, seasoned buyers waiting, waiting for the right place, low mortgage rates keeping everyone alive in the hunt – means plenty of quick moving properties. Be prepared is our motto right now – talk to us about how to make this work right if you are buying or selling!

APRIL  results for the Greater Burlington market real estate.

We’re now four months into the year and after the rousing start, we’re slowing up.  Single family homes are now down a bit for the year, though condos are up just a bit.  Prices continue to increase – a little – and that’s good.  Pockets of the market are seeing robust demand, higher prices and multiple offers continue to show up regularly.  Mortgage rates under 4% help, our economy is solid and pent up demand all have us in a pretty sweet spot.

Continued health of our market…….. continues!  For the year we are about even with last year, and prices are going up, at a modest rate.  Condo’s are showing stronger growth than homes – wonder if that is from more downsizing moves we are helping people with, or something else?

As we predicted last month, the numbers have settled a bit but still showing a good start to the year for closings. Our market remains healthy, solid and ‘normal’.  Inventory levels are coming up a bit and that is what we expect for pre-spring (or is it spring already this year).

January results are in for greater Burlington’s real estate results. Here’s the link to the full report, where you can also access every town in the 3 Northwestern Vermont counties:

We knew there would be a strong set of closed sales in January and most likely February.  That’s been born out – January sales up over 25% vs last year.  Now, remember last January – ahhh – so cold, so snowy, so wintery!  Hard last year, Easy this year – means we should be way up over last year – and we are.

Let’s see how it sugars off once we get to March and April’s closed sales.  Pending sales (newly under contract) settled right down in January – up only a couple percent – so we should see less spectacular numbers coming soon.  Normal, even.

The good news is there is a slight uptick in homes on the market, so that may say we will finally have a little more inventory to choose from this year.  Time will tell.
